Where a mill once stood. What is rising in Brno’s Komárov district
Zanzara Residence is growing on a brownfield site with a rich history. An 11-storey building with an elliptical footprint will feature 80 flats, an elevated park, and views reaching all the way to Pálava.

The land on which Zanzara is built was never just an empty space. In the past, a mill stood here - first a watermill, later steam-powered, and finally electric. After years of being disused, the site is coming back to life with a new purpose.
Building inside the city is more demanding than on a greenfield site at its edge. Yet it is the only way to develop Brno without further expanding into the countryside. Zanzara naturally complements the existing developments south of the city centre.
An ellipse instead of a box
The standalone 11-storey building catches attention with its elliptical floor plan. The rounded shape is not merely an aesthetic gesture. Thanks to it, the facade gains articulation that gives individual flats privacy and terrace proportions that a rectangular layout couldn’t create.
The architectural design of the building mass and the facade colouring give the structure a lightness often lacking in high-rise buildings. Zanzara dominates its surroundings not by volume, but by shape.

Eighty flats and a small park above parking
The building will feature 80 flats with layouts from 2-room (2 rooms with kitchenette) to 4+1, with two-room and three-room layout options predominating. Every unit includes a basement storage locker. Covered parking with 80 spaces is located in an extended base structure. On its roof, a small park accessible to all residents is being created, turning an otherwise unused surface into a place to relax. The building will also include a shared baby buggy and bicycle storage room, a reception desk, and several smaller commercial units.
Komárov is changing
Komárov has long been one of Brno’s sought-after locations. It offers plenty of greenery, comprehensive civic amenities, and a tram connection
to the centre in ten minutes. The bus and tram stop is 100 metres from the residence, shops are 200 metres away, and the school is 100 metres away. The Svratka River flows near the building, bringing what cities miss most: space for activity and relaxation. A popular cycle path runs along the river, leading to the city centre as well as the confluence with the Svitava River. Right on the riverbank lies the Komec sports and relaxation complex with a climbing wall, tennis courts, multifunctional sports fields, and a skatepark, alongside a natural swimming area right next door. Morning jog, afternoon tennis, or just a stroll along the bank. All of this without having to get into a car. Furthermore, the area faces major development: a new main railway station will be built approximately 700 metres from the residence.
The fundamental transformation of the neighbourhood, however, is yet to come. Roughly 700 metres from Zanzara, a new main train station will be built, turning Komárov into one of the most accessible areas in all of Brno. Anyone buying a flat here today acquires an address whose value will grow as the station’s completion approaches its peak.
A view worth every bit
Generously designed terraces are among the features residents will appreciate most. From higher floors, an undisturbed view opens up to the city skyline, and in the opposite direction towards the Pálava Hills. Access to the terrace is provided from all living rooms, so the outdoor space is not just an addition to the living room, but a full-fledged part of the flat.
High-quality material execution on all surfaces is a standard at Zanzara, not an extra option. The same applies to technology: radiant ceiling heating with cooling, central heat recovery, or a smart home unit.
