We are revitalising another part of Brno. We laid the foundation stone of Zanzara in Komárov
Construction of a high-rise landmark with an elliptical footprint has begun on a long-disused brownfield site. Zanzara will enrich the southern part of Brno with 80 premium flats, elevated private chill-out zones, and a revitalized public park.
Last week, we gathered at the site in Brno’s Komárov district to ceremonially lay the foundation stone of Zanzara Residence together with architects from Atelier RAW and representatives of THIERRA. An area that had been lying vacant for years
has officially turned into a construction site. Transforming inner brownfield sites is one of the most meaningful
things that can be done in the city today. Zanzara is not built on a greenfield site beyond the ring road, but within the existing structure of Brno - in an area that has established transport accessibility, civic amenities, and its own character. We are not adding a new periphery to the city. We are adding what was missing.
A landmark you’ll recognise at first glance
The 11-storey building captivates with its unique elliptical floor plan. The rounded shape animates the facade into articulated balcony bands, thanks to which most flats enjoy significantly more privacy and outdoor space than is usual for high-rise buildings.
Eighty residential units will offer diverse layouts: from compact flats to penthouses on the top floors. Access to the private terrace is available from all living rooms, large-format aluminium windows bring maximum daylight inside, and the indoor climate is managed by radiant ceiling heating with cooling combined with central heat recovery. All of this is included in the standard features.
Elevated chill-out zones
Everyday comfort also includes what happens outside the flat. The project features elevated private chill-out zones. Places where you can step out with a coffee, meet neighbours, or simply sit peacefully surrounded by greenery. An intensive green roof designed for leisure, including a small children’s playground, is being created above the underground parking.
A park that will provide shade
Our work does not end at the property line. We are also participating in the revitalisation of the adjacent public park, which will offer ample shade thanks to newly planted greenery. At a time when cities across Europe face overheating, mature greenery in public spaces is an investment that pays off for everyone.
An important milestone
Laying the foundation stone is the moment drawings turn into a real building. For us, it is also an important milestone in the development of southern Brno and confirmation that the project we have been working on with Atelier RAW for a long time is taking tangible shape.
